Aberdeen Investments has put two residential assets in Leeds and Leicester up for sale.
In Leeds, the Clarendon Quarter scheme provides 326 apartments across two buildings, 263 of which are designed to meet the needs of essential workers.
The scheme, which is located on the fringe of the city centre, features an on-site amenity provision including a gym, laundry room, games room, rooftop terraces and recreational lounges. Aberdeen Investments is seeking offers of more than £44.5m for Clarendon Quarter, which equates to a capital value of £330/sq ft.
The Queen Street Quarter in Leicester comprises 232 apartments across two buildings: the Rowley Building – a converted warehouse comprising 136 recently refurbished apartments; and 18–19 Queen Street Quarter – a purpose-built block of 96 apartments.
The on-site amenity provision includes a gym, swimming pool, yoga studio, games room and residents’ lounge, as well as 109 car parking spaces, providing additional income. There is also the potential to develop an additional circa 100 units at the site.
Aberdeen Investments is seeking £29.5m for the freehold asset, which equates to a capital value of £279/sq ft.
Mike Gorman, head of regional residential capital markets at Cushman & Wakefield, which has been appointed to market the opportunity, said: “This is a compelling opportunity to acquire two unique assets that offer both scale and diversification across high-performing regional cities. Clarendon Quarter stands out for its strong social impact credentials, delivering high quality, affordable accommodation for key workers in Leeds, while Queen Street Quarter provides a well-established, income-producing asset with clear opportunities for future value growth in Leicester. Both schemes reflect the increasing investor appetite for professionally managed residential assets that combine resilient income with long-term rental growth potential.”
