Homes England has launched the search for an experienced development partner to deliver approximately 500 homes at a site in Northumberland.
The former St George’s Hospital site, which is the last parcel of land at Cottingwood in Morpeth, is being brought forward via Homes England’s dynamic purchaser system framework (DPS).
The site is located on the northern edge of Morpeth and comprises a gross area of 47.7 hectares and a net development area of 30.1 hectares, which has been split into phased development parcels.
The vision for the scheme includes a high-quality residential development with a neighbourhood commercial centre and enhanced public open space.
Phase one, a 260-home plan, is currently being delivered by Barratt David Wilson. In October this year, Homes England brought phase two of the scheme to market, inviting proposals from low-medium volume housebuilders, for 51 homes.
Homes England is now launching phases three and four to market, which represent the largest element of the overall Cottingwood scheme.

Expressions of interest via the Homes England DPS framework are open until 1pm on 15 December 2025.
