Bywater Properties has acquired 35 Fountain Street in the heart of Manchester’s prime central business district for an undisclosed price.
Originally developed in 2002, the office building has a net internal area of 47,900 sq ft spread across the basement, ground floor and seven upper floors.
Bywater has acquired the building with planning consent for a comprehensive refurbishment and repositioning of the existing accommodation, with additional massing across two additional floors, delivering 65,500 sq ft of workspace.
As with its Paradise scheme in Lambeth, London, Bywater intends to use mass timber for the framework of the extension while optimising the façade design to enhance the overall carbon performance of the scheme.
