LNT Care Developments has purchased a 66-bedroom care home site at St Andrews Park in Halling, Kent, from Aspire LPP for £2.88m.
The deal also includes the lease of a new 3,830 sq ft Tesco store, which is currently under construction within the two-acre site.
Planning permission has already been secured for the development of a three-storey care home complete with en-suite wet rooms at the site and LNT expect to start works in Q1 2024 and begin welcoming residents by Q1 2025.

Our care home in Halling will become an integral element of the St Andrew’s Lake development by providing 66-residential care beds along with a range of luxury wellbeing facilities for the elderly population.”
Michael Lucas, from Aspire, added: “Our team has once again demonstrated their ability to efficiently secure planning to deliver care spaces and multi-use assets. It has taken less than nine months from initially assessing this site to achieving consent and starting development.
“Having taken this project through the planning process, it’s great to hand over the care site to a developer who we know is as committed as we are to providing care spaces which are fit for purpose. We have a number of projects currently in our pipeline and are looking to secure further land opportunities in 2024 and beyond.”
Richard Harris, head of healthcare capital markets at Colliers, which negotiated the deal, said: “I’m pleased we’ve been able to secure this deal which will see a much-needed care home facility provided within St Andrews Park. It’s not often that beautiful sites like this become available, on the edge of green belt land, overlooking a natural water feature. I’m sure it will be a very popular home for residents and an enjoyable place for their visitors to come and spend quality time together.”
