Bellway Strategic Land has exchanged contracts with The Bertie Smith Children’s Trust on the purchase of a residential development site in Eight Ash Green, Essex.
The 17.29-acre site off Halstead Road, which was recently submitted in the call for sites exercise as part of Colchester City Council’s emerging local plan, has the potential to deliver up to 150 homes, associated open space and children’s facilities.
Bellway will now promote the site through the local plan process with a view to securing an allocation and gaining planning consent.
Toby Lambert, head of residential development (east) and a partner in Carter Jonas’ Cambridge office, which acted on half of the trust, said: “We are delighted that contracts have exchanged with Bellway Strategic Land on our client’s site in Eight Ash Green. Along with the delivery of much needed new homes, public realm and children’s play facilities, the site’s wider benefits to both the micro and macro economies cannot be underestimated.”
The land sale is likely to be completed in 2026/27 following the exercise of an option agreement contingent upon planning consent. This would allow for construction to commence on site in late 2027/early 2028 and for the scheme to be completed by 2031/32.
