Vistry Group has exchanged contracts for the delivery of more than 200 mixed tenure homes on Waggons Way in Doncaster.
The 16-acre site, which was previously part of Hatfield Colliery, will be transformed into up to 236 homes following the purchase of the land from Waystone.
Vistry intends to submit a full planning application towards the end of this year and subject to approval it is hoped that construction will start at the end of 2025.
