Portfolio of pubs hits the market

A portfolio of five freehold pubs and inns located across England and Wales has been put up for sale by property investment, development and asset management company Peachtree Services.

The portfolio has been put on the market at a guide price of £2,170,000 and is let to experienced tenant operators who report strong trading performance. The properties can be acquired individually or as a full portfolio. 

The portfolio comprises: the 300-year old Swan Inn in Fressingfield, Suffolk, which has been put up for sale for £335,000 (NIY: 10.94%); Sibton White Horse in Sibton, Suffolk (£525,000 – NIY: 10.54%); William IV in Norwich, Norfolk (£545,000 – NIY: 7.00%); Cherry Tree Inn in Wadhurst (pictured), East Sussex (£365,000 – NIY: 8.96%); and Wynnstay Hotel in Machynlleth, southern Snowdonia, Wales (OIEO £400,000 – NIY: 5.55%).

Nick Groves, managing director of Peachtree Services, said: “Each of these assets has proven to be a strong performer within our portfolio, benefiting from established operators, resilient local demand, and secure income streams from the existing leases. After 15 years, we feel the timing is right to release these gems to the market, where they offer compelling value for investors seeking stable, income-producing hospitality assets.”

Elysia Wilson-Gunn, divisional director at Fleurets, which has been appointed to market the portfolio, added: “Tenants will continue to operate as usual, with no impact on the day-to-day running of the pubs. This is an excellent opportunity for investors to secure a distinctive mix of well loved, well trading pubs supported by strong tenant businesses, either by a portfolio sale or individual purchasers.”
