Summix Capital has secured planning consent for a purpose-built student accommodation (PBSA)-led scheme in Southwark.
Summix intends to link three previously unviable sites to deliver 26 family-sized social rent homes and 465 student bedrooms.
Creedon House on Verney Road previously had consent for a mix of one-, two- and three-bedroom homes, but the scheme has been redesigned to provide 23 four-bedroom homes (pictured). And at 2-22 Ossory Road, two consented developments have been redesigned, with the sites linked to provide 465 student rooms and 2,200 sq m of light industrial space.
Stuart Black, development director at Summix, said: “We pride ourselves in providing innovative solutions. By reinvigorating three previously undeliverable sites we’ve shown we can turn the difficult into the art of the possible. It’s a great feeling to know we’re on the way to providing 26 homes for families who really need them and giving students quality accommodation designed for their needs”.
Nick Rutherford, director at TP Bennett, added: “The design for Ossory Road and Credon House reflects the distinct character of their location and optimise the opportunity provided by Summix’s unique approach to delivering affordable housing. At Credon House, our approach centred on the needs of local families, with dual-aspect layouts, generous private balcony spaces, and a pocket park at ground and roof level, creating generous living conditions. The light industrial context influenced the palette of materials including the use and tone of brick, precast and metalwork, with restrained detailing.
“At Ossory Road, our approach linked in with the historic Bottle Factory to create a light-industrial hub and is expressed through the use of glazing to brickwork and patternation in the architectural metalwork. Working across the two sites has allowed us to deliver a mix of homes, workspace and student housing, that support different types of residents while contributing positively to the local community and evolving townscape context. ”
