Re:shape seeks £200m to help deliver London co-living schemes

Re:shape is seeking £200m of institutional joint venture equity to help deliver a secured pipeline of 1,554 co-living assets in London. 

The Project Haven initiative comprises four sites in London Fields (222 units), Woolwich (425 units), Wimbledon (520 units) and Homerton (387 units).

The London Fields and Woolwich sites have already secured resolution to grant planning consent and Wimbledon and Homerton are progressing through planning with Gateway 2 design funded.

The combined gross development value of the secured pipeline is approximately £680m, with units beginning to reach operation from 2027 and all four assets scheduled for completion by 2030.

Charlie Gayner, founding partner of Re:shape, said: “London’s rental market is broken. There is extraordinary demand from people who want quality, community and flexibility – and almost no institutional supply that actually meets that need at scale. Re:shape’s strategy is to consolidate scale early and establish the defining institutional platform in the market.”

Charlie Weatherill, director at Savills Capital Advisors, which is advising Re:shape on the fundraise, added: “Project Haven represents a rare opportunity for institutional capital to access a fully programmatic co-living platform – de-risked through planning, backed by a leading co-living sponsor.”
