Joint venture partners Legendre UK, Central & Provincial and Candour Properties have secured planning consent for a office-to-hotel conversion in Hammersmith.
The five-storey Grove House, which is located on Hammersmith Grove, will be reinvented as a modern mixed-use development comprising circa 5,500 sq m of hotel space, 250 sq m of affordable office workspace and circa 1,000 sq m of ground floor commercial space.
The scheme will provide 171 hotel rooms, a 131-seat auditorium and a range of amenities for hotel guests and the wider community. Legendre UK will act as main contractor, with works expected to start on site in Q1 2027 and completion scheduled for summer 2028.
Nicolas Swiderski, head of property development at Legendre UK, said: “We are delighted to have achieved full planning approval for the reinvention of Grove House. This retrofit-first approach will create dynamic and versatile spaces across retail, office, leisure and the arts, embedding social value and meeting occupiers’ evolving needs for inner-city accommodation. Retrofitting vacant offices is a very environmentally friendly and efficient solution to London’s shortfall of quality accommodation. We’re proud to be co-financing and developing this project, having taken an integrated strategy that aligns community impact with sustainability.
“It also underlines Legendre UK’s long-term commitment to the UK market, reinforcing our position as an established player with expertise across both contracting and development. The development will breathe new life into the local community – creating a fantastic creative hub which enhances the borough’s liveability and make it a better place to work, play and thrive. We look forward to starting on site and seeing first-hand how the development positively impacts the community.”
Alex Archer, founder and director at Central & Provincial, added: “We are delighted to have secured planning consent for Grove House, this consent allows us to bring a landmark building in the heart of Hammersmith back into active use through retrofit and a mixed-use vision rather than demolition. We now look forward to delivering the scheme with our partners, which sets a template for the wider pipeline of office-to-mixed-use conversions we’re building across the capital.”
Hamel Shah, founder and director at Candour Properties, said: “Securing planning consent for Grove House is a significant milestone and a strong endorsement of the vision we’ve developed alongside our partners and the local community. This scheme demonstrates how thoughtful repurposing of existing buildings can unlock underutilised sites and deliver high quality, sustainable spaces that respond to evolving market needs.
“We’re proud to be co-financing and supporting a project that will bring long-term value to Hammersmith and contribute meaningfully to the area’s continued regeneration. We look forward to building on this momentum as we progress both Grove House and our wider pipeline of mixed-use developments.”
The project team includes GRID Architects, QuinnRoss, FRAME Structural Engineers, Affinity Fire Engineering, RBA Acoustics, Tetra Tech and Fortis Facades.
