Royal London and Simten submit redevelopment plans for Soho site

Royal London Asset Management (RLAM) and Simten have submitted a planning application for the redevelopment of 31–32 Soho Square and adjacent buildings at 65–66 Frith Street, 22 Dean Street and 10 Chapone Place in London.

The circa 95,000 sq ft development will provide approximately 82,400 sq ft of office space, 3,000 sq ft of which will be affordable, and 11,000 sq ft of retail.

The joint venture partners will take a retain-and-redevelop approach to the development to maintain the historic fabric of the site including preserving the façades of the former Twentieth Century House on Soho Square. 

A spokesperson for Royal London Asset Management said: “This is an opportunity to bring an important Soho site back into active use in a way that reflects the area’s character and supports its long-term future. The proposals have been shaped through extensive engagement and provide flexible workspace, including affordable space, alongside new public realm that improves connections through the site. We would like to thank everyone who has taken the time to engage with the process and look forward to continuing to work with Westminster City Council and local stakeholders as the application is considered.”
