Dublin office building hits the market with €150m+ price tag

The landmark Fitzwilliam 28 office building in Dublin has been brought to market with a guide price of €150m+.

The building, which is located in the heart of the city’s central business district, provides approximately 135,000 sq ft of Grade A space and is fully let to global aviation financing platform SMBC Aviation Capital, with a WAULT to expiry of 12.2 years.

The property generates annual rental income of approximately €7.7m, providing an investor with a net initial yield in the region of 4.70%, with the opportunity to capture additional rental growth at the forthcoming December 2026 rent review. 

Fitzwilliam 28 has achieved leading ESG credentials, including BER A, LEED Gold and NZEB certification. The building also benefits from a strong on-site amenity offer, including 19,000 sq ft of roof terraces, gardens and landscaped courtyards.
