Maristow Estate and Barwood Land have put two development sites on the northern edge of Plymouth up for sale.
The two self-contained greenfield development parcels form the initial delivery phase of a residential-led, mixed-use development with outline planning permission for up to 1,640 homes.
The two parcels, which are the first opportunities to be brought forward at the Woolwell Sustainable Urban Extension and Community Park, are being made available individually or together.
Phase 1A extends to approximately 26.59 net developable acres and is expected to accommodate approximately 399 dwellings, and Phase 1B comprises provides 13.71 net developable acres and could deliver around 205 dwellings. Together, the parcels represent an opportunity for up to 604 homes across the combined first phase.
The outline planning permission for the site, granted by South Hams District Council in April 2026, allows for a comprehensive mixed-use scheme incorporating commercial and community floorspace, a new primary school, extensive public open space, strategic landscaping and supporting infrastructure, in addition to the residential dwellings.
Nick Jones, from Savills, which has been appointed to market the sites, said: “The scale of government-backed investment in Plymouth makes it one of the UK’s most important locations for economic growth, and could be transformative for the city over the next decade. Plymouth is the largest city in the south west peninsula and it is rare for larger scale residential-led sites to be openly marketed.
“The Woolwell urban extension is a strategically important growth location, and we are expecting this initial offering, ranging between circa 200 and 600 residential plots, to be well received by both national and regional housebuilders, as well as the larger registered providers of affordable housing.”
