European and US real estate asset manager and investor Global Mutual has secured ownership of the 28-acre Riverlabs life science campus in Ware, Hertfordshire.
The campus, which had been a key strategic site for GSK’s R&D in the UK for more than 50 years, provides highly specified lab space and ‘exceptional’ amenities in the ‘golden triangle’, which is within the central cluster of the UK’s life science industry.
More than 330,000 sq ft of space is available at Riverlabs split across two buildings. Riverlabs 1 offers 113,297 sq ft of fitted wet lab and write-up accommodation over four floors, with the space due to be extensively refurbished to suit occupier requirements. Fit out is available from January 2023, with occupation possible from May 2023.
Riverlabs 2 offers 219,000 sq ft of fitted wet lab and write-up space over three floors available for fit out from May 2023. The first floor offers existing fully fitted flex-labs and the building’s labs are suitable for use from CL2 to CL4.
