A 2.7-acre seniors housing development site with a GDV of £750m+ has been brought to market on Kensington Square, just south of Kensington High Street.
The Heythrop College site, which is owned by an offshore family office, has planning permission for a 320,000 sq ft seniors housing scheme comprising 142 apartments, five affordable apartments and three private residential townhouses.
The scheme has been designed by Kohn Pedersen Fox Architects, with landscape architecture by Andy Sturgeon. The August 2020 permission allows for the conversion of the existing Grade II college building, three townhouses to the north of the site and new build accommodation to the south of the site.
In addition to the consented scheme, subject to the necessary consents, it may be possible to explore alternative uses for the site, including private residential, hotel, education and healthcare.
Knight Frank and Savills seniors housing and residential development land teams have been jointly instructed to market the site,
Tom Scaife, head of seniors housing at Knight Frank said: “Heythrop College is a unique large development site located in the heart of Kensington, which holds planning consent for a substantial seniors housing-led scheme. Sites like this are extremely rare; as a result we have already received significant interest from major developers and investors internationally.”
Tim Whitmey, head of London development land at Savills, added: “Arranged around a landscaped square, in a highly desirable part of London, close to Kensington Gardens and the amenities of Kensington High Street, this site represents a once in a generation development opportunity.”
