Agents have been appointed to market the leasehold interest in a 112,000 sq ft former UPS distribution unit at Shawcross Business Park in West Yorkshire.

The fully fitted ‘SkyRise 112’ warehouse, which is situated close to Junction 40 of the M1 and Junction 28 M62, is vacant and immediately available, and will now undergo a comprehensive refurbishment.

The property benefits from 15.5m eaves height, a huge service yard with 360-degree HGV circulation as well as a dedicated one-acre concrete HGV park on site.

Iain McPhail, partner at Knight Frank in Leeds, which alongside Carter Towler has been appointed to market the building, said: “This is an excellent opportunity to lease a modern, high-bay, fully fitted warehouse, with offices and 85 parking spaces, within an established business park in a superb location. The warehouse has excellent attributes and connectivity to the regional and national motorway network, via its dual access via both the M1 and M62. Furthermore, the cities of Wakefield and Leeds are both within 10 miles allowing occupiers access to a large, skilled labour pool.”

Josh Holmes, director at Carter Towler added, “This is an exciting instruction for us and Knight Frank. We have seen a strong reaction from the market with several inspections and interest expressed in this building already. SkyRise will be one of the largest warehouses of its kind in West Yorkshire”
