Avamore Capital has completed a £210,000 bridging loan to facilitate the acquisition of an auction property.
The loan was specifically structured to support the purchase of a property requiring a full internal refurbishment. With no structural works involved and a clear exit strategy via a sale upon completion, the deal was an ideal fit for Avamore’s flexible bridging product.
The transaction reached completion within just 17 working days from the acceptance of heads of terms, and the final phase of the process was accelerated to meet the borrower’s needs, with final completion achieved just four working days after the case was officially handed over to the underwriting team.
Samantha Graydon (pictured), relationship manager at Avamore Capital, said: “This case demonstrates the importance of speed, communication, and alignment across all stakeholders. With a fixed auction deadline in place, it was critical that we moved quickly while maintaining clarity throughout the process. Thanks to a collaborative effort, we were able to deliver within the required timeframe and support the borrower in securing the property.”
Anna Zhabotynska, underwriter at Avamore Capital, added: “Despite the compressed timeline, it was essential that we maintained a thorough and disciplined underwriting approach. The strength of the case, combined with proactive communication between all parties, enabled us to progress efficiently and complete shortly after handover. Completing within four days of handover proves that rigour and speed can go hand-in-hand.”
