Chancerygate picks up Dublin industrial portfolio

Chancerygate has acquired a portfolio of industrial assets in Dublin totalling 342,000 sq ft for an undisclosed price.

The acquisition of The North Gate Portfolio, which comprises 12 multi-let and urban logistics assets across two sites, marks Chancerygate’s first investment deal in Ireland.

Seven of the assets are situated within Furry Park Industrial Estate in Santry (pictured) with the remaining five located at North Dublin Corporate Park in Swords.

All 12 assets are fully occupied and are strategically located close to Dublin Airport providing speedy access to the M50 and M1, the Dublin Port Tunnel and Dublin city centre.

Ed Dobbs, development director and head of Chancerygate’s Irish office, said: “Acquiring The North Gate Portfolio as our first investment management deal in Ireland is a clear statement of our intent. We have the funds allocated to acquire further assets, and to pursue speculative development, as we see a clear opportunity to benefit from Ireland’s robust economy and future prospects.

“These are matched by attractive investment fundamentals in the Dublin MLI sector, including one of Europe’s lowest vacancy rates. With the portfolio now secured, and practical completion of our Airport Trade Park expected imminently, we enter 2026 with a great deal of momentum and the platform to grow further throughout Ireland.”

Chancerygate was advised on the acquisition by BNP Paribas Real Estate and McCann Fitzgerald. Savills and A&L Goodbody acted for the unnamed vendor.
