Dolphin Living has appointed The Hill Group to deliver the redevelopment of the New Era housing estate in Hoxton, London.
The plans for the site will see the existing 1930s private rented accommodation replaced by 208 new homes and 384 sq m of flexible retail floorspace spread across buildings ranging from three to 13 storeys.
Of the homes, 109 will be for sale and 99 will be available for intermediate rent at London Living Rent (LLR) ward benchmarks and discounted LLR.
Dolphin acquired the Hoxton estate in December 2014 and following consultation with residents it developed plans to rebuild the estate. It has since acquired nearby 333 Kingsland Road, which New Era residents will move into while construction is underway. Once complete, residents will return to New Era.
The appointment of The Hill Group follows grant funding being secured through the London mayor’s 2016-2023 Affordable Housing Programme, with construction expected to start on site in 2026.

An example of this in action, New Era will bring 99 much needed intermediate rental homes to Hackney.”
