Flex office deal sizes and lease lengths increase

Flexible office occupiers are taking more space and signing longer leases, according to the latest data from Workthere.

The flexible office specialist reported a 12% increase per transaction in the number of desks occupiers are taking with the average number of desks signed in each deal standing at more than 22 in H1 2025 compared with just under 20 in the same period last year. 

In addition, the average lease term has continued to lengthen on deals facilitated by Workthere, reaching 17.3 months in H1 2025 – an uplift of 16% compared with H1 2024.

London desk prices in H1 2025 have grown to an average of £841 per desk and in the rest of the UK the average desk price has hit £461.

Enquiries to Workthere in H1 2025 were within 4.8% of H1 2024’s figures. Reported occupancy in London grew by four percentage points to 86% and the rest of the country saw a slight decline of three percentage points to 80%.

Tom Leahy, co-head of Workthere UK, said: “Our latest research confirms the sustained confidence in the flex office sector, a trend that we’ve been feeling on the ground for some time. Stable occupancy, in the presence of growing national flex office supply, and increased demand point to a sector which occupiers continue to feel increasingly confident in. 

“The rising desk price is indicative of the continuation of the flight to quality, as occupiers seek environments that support employee satisfaction. Overall, this data is a solid platform on which the market can build as it becomes more mature, and I hope to see a similarly buoyant second half of the year.”
