Name: Rhiannon Williams

Job title: Assistant land and development manager at Stoford

What I do: I identify and assess new land and development opportunities, looking at everything from existing planning policy and site constraints to land ownership, supporting projects from initial idea through to delivery. Alongside this, I am studying a real estate management degree at the University of the Built Environment and working towards chartership.

Why I got into the property industry: I fell into the industry by luck and thankfully I am still here seven years later. It’s a sector that constantly challenges you to learn and adapt, and now I can’t see myself doing anything else.

How I did it: Growing up in Cornwall, like many people my age, I had no idea what I wanted to do and property wasn’t an industry I knew much about. I went straight into work instead, and moved to Birmingham for ‘city life’ in 2019. I joined Stoford in an administrative role, gaining experience across different areas of the business and soon finding my place in the land team. My interest in the industry grew, and I have been fortunate enough to have been given opportunities to progress.

My first proper job: After waitressing and working in the local garden centre, my first ‘proper’ job was leading the reception team at a hotel in Cornwall. It was chaotic and challenging at times but looking back, was a great introduction to the professional world. It gave me confidence and taught me a lot about people, trusting my own abilities and staying calm under pressure.

The biggest challenge I’ve encountered to date: Balancing my full time role, whilst studying an apprenticeship degree is my biggest challenge so far. Juggling live projects, deadlines and university assignments has taught me a lot about prioritisation, time management and resilience.

The biggest misconception people have about the property industry: Property isn’t just about land, buildings and deals, it’s about people. Strong relationships are the foundation of every successful project.

My biggest bugbear about the industry/the one thing I would change about the industry: I think many young people, certainly those growing up in more remote areas (like Cornwall) aren’t typically exposed to this industry so assume it’s not for them. I’d like to see more awareness of the different career paths and opportunities the built environment can offer young people.

Where I’d like to be in five years’ time career-wise: I have never been very good at planning ahead and genuinely think that things happen for a reason. However, all going to plan, in five years time, I’ll be chartered, still learning and challenging myself and importantly, still enjoying it.

Who I’d invite, living or dead, to a dinner party: I am a classic overthinker, so this question is hell for me! Realistically, I’d choose my family and friends every time. It’s such a rarity to have everyone you love in one room, so I’d bring my nana and grandad John and have a dinner party with all of them. Maybe Gordon Ramsay can come and cook for us.

What I do in my downtime: Usually with friends, finding somewhere new to eat and drink nice wine. Running, when it’s not too hot (or too cold!) I like escaping back home to Cornwall when I can.

My advice for someone just starting out: You don’t need to have your whole life mapped out for you. I definitely didn’t and this industry has given me opportunities, experiences and friendships that I never expected when I first started. Trust that your career doesn’t always have to follow a perfectly planned route.

My motto/mantra: I have always struggled with imposter syndrome. I think my confidence grows when I am put in situations that feel a bit uncomfortable with, but soon realise that it is absolutely fine. Some of the best connections I have made have come from walking into a room where I didn’t know anyone (and nearly didn’t go). I always tell myself that it’s only embarrassing if you’re embarrassed.
