Invesco completes £158m loan to Bridge Industrial to support letting of 586,922 sq ft logistics portfolio

Invesco Real Estate has completed a £158m whole loan to Bridge Industrial to support the lease-up of a 586,922 sq ft portfolio of newly-built, logistics facilities within the M25.

The two plus one year loan has been made on behalf of a perpetual life real estate investment trust managed by Invesco.

All of the assets are Grade A, freehold, small- to mid-box units and benefit from strong ESG credentials. They are located in established London industrial and logistics sub-markets providing excellent connectivity to major airports and road networks.

Dan Matthews, senior director, real estate debt – Europe, Invesco Real Estate, said: “This latest deal caps a busy H1 2025 period for the European debt team at Invesco Real Estate and is particularly gratifying as IRE has a longstanding, highly valued, global relationship with our sponsor. All the underlying assets are best in class and located in key London sub-markets so we are confident of the sponsors’ ability to deliver on the business plan.”

Andrew Gordon, managing director and head of real estate debt – Europe, Invesco Real Estate, added: “Originating and closing this deal was a multi-team effort involving Invesco colleagues from the US and across Europe, showcasing the best of our integrated, global approach.”

Bridge Industrial was advised by JLL on the debt placement and Invesco was advised by Goodwin and Cushman & Wakefield.
