Liverpool PBSA units put up for sale

A number of units at a purpose-built student accommodation (PBSA) scheme in Liverpool city centre have been put up for sale.

Fifteen units, comprising three studio apartments and 12 cluster flats, are being sold at the One Islington Plaza scheme, which are held on a long leasehold for 250 years from October 2016. The development, which provides 317 studio and cluster flats, was completed in 2019.

James Bunce, senior surveyor in the Leeds office of Watling Real Estate, which has been appointed to market the opportunity, said: “This is a fully managed, hands-off investment operated by Cloud Student Homes, in a prime location within a 12-minute walk of the University of Liverpool, a 13-minute walk of Liverpool John Moores University, and one minute walk of Liverpool Hope University’s Creative Campus. It has a strong occupancy rate of approximately 95% across the scheme and a net operating income of approximately £2,867 per unit for the 2024/2025 academic year.”

He added: “Liverpool is one of the UK’s leading student markets, with approximately 70,000 students across its higher education institutions with international students accounting for around a quarter of the total student population. One Islington Plaza combines strong historic occupancy, professional management and a stable income profile, to create an attractive proposition for investors seeking exposure to one of the UK’s strongest student markets.

“We are seeking offers. The preference is for offers for the portfolio in its entirety, however, consideration may be given to offers made for a collection of units or on an individual unit basis.”
