A French investor has acquired the multi-let Waterside Court office scheme in Langley, Berkshire, from RO Group for £5.45m.

The freehold property comprises four refurbished, self-contained buildings providing 20,938 sq ft of office space on a 1.23-acre site. The property is let to Active Silicon, Keymat Technology, Wellingtons for Langley Hall and Langley Hall Primary Academy Trust.

Waterside Court has been refurbished to provide Grade A office accommodation and benefits from an EPC B rating, VRF air conditioning, raised access floors, LED lighting and 108 car parking spaces.

The scheme has low site coverage and opportunities exist for residential and educational conversion, or industrial and data centre redevelopment, subject to planning consent.

Nick Cashmore, investment director at RO Real Estate, said: “The sale of Waterside Court follows a successful period of active asset management, during which we have strengthened the occupational profile of the property and brought the accommodation to full occupancy. Having successfully executed our asset management strategy by leasing the final suite on a 15-year lease at a new headline rent we believe this is the right point at which to realise the investment and are pleased to have completed the sale”

RO Group was advised by Allsop and Osborne Clarke.
