Roxy Ball Room signs for second London site

Roxy Ball Room has signed a 20-year lease for its second London venue.

The brand, which is owned by Professionals at Play, has agreed a deal with Sidra Capital on the 12,000 sq ft former gym space at 246 High Holborn. 

The new venue is expected to open in early 2026 and will feature tech darts, duck pin bowling, crazy pool, karaoke booths and shooting pods, in addition to an F&B offer.

Tom Hodgson, property director at Professionals at Play, said: “We’re really excited by how successful our first foray into the capital has gone, which is why we’re now committing ourselves to a significant lease at a second venue in the City.”

Paul Bugeja, from Colliers’ licensed and Leisure team, which represented Sidra Capital on the letting, added: He said: “Roxy Ball Room’s first London venue was an instant hit. The unique games, the music, atmosphere, and hospitality has resonated strongly with Londoners, and this new venue will build on that momentum.

“Competitive socialising occupiers are among the most acquisitive tenants in the leisure market at the moment and have been so since customers could return to the leisure scene post-Covid. As customers increasingly seek entertainment, variety and unique experiences for their free time disruptive brands like Roxy will continue to target high footfall sites, especially near university hubs and office locations like this one.”
