Single-family housing accounted for 47% of the £800m invested into the BTR sector in Q2 2023 and is poised for rapid future growth, according to the latest data from Cushman & Wakefield.
The company’s research shows 9,626 single-family housing units completed in Q2 this year, 9,122 units were under construction and 9,187 were in planning.
Cushman & Wakefield said the number of single-family housing units was likely to increase rapidly in the coming months as house builders look to “diversify exit routes due to a weaker sales market”.
Millie Todd, head of living research at Cushman & Wakefield, said: “Traditional house builders are continuing to explore the BTR sector with a number looking to de-risk some of their existing schemes, as they see individual sales slow, by selling block opportunities to active investors. As the mortgage affordability issue continues to bite, we are likely to see more opportunities for investors with house builders in both the BTR and single family.”
