TT Group (formerly Telereal Trillium) has acquired two industrial assets for more than £9.5m.
In Folkestone, TT Group has purchased the freehold of the Three Acre Industrial Estate on Park Farm Road from Workspace Group. The 44,341 sq ft estate comprises nine units let to eight tenants and generates annual rent of £367,708.
TT Group has also acquired a 73,590 sq ft industrial unit in Kegworth (pictured) let to Hayward Tyler Fluid Handling on a 15-year lease.
Paul Munday, head of investment acquisitions at TT Group, said: “We’re pleased to have completed these transactions in line with our strategy to target well located multi-let and single let industrial investments. We will benefit from a balanced and diversified income stream, whilst they offer future asset management enhancement opportunities. We continue to seek similar assets to acquire as part of further increasing our investment portfolio.”
On the Folkestone acquisition, TT Group was advised by Ereira Mendoza. CBRE advised Workspace Group. On the Kegworth asset, TT Group was advised by GV&Co and Sanderson Weatherall advised Interpath.
