Vistry Group and Latimer have received planning consent for Phase Three of the Ashmere development in Ebbsfleet Garden City.

The JV partners will deliver 216 new homes at the site under Vistry’s Countryside Homes brand, comprising a mix of 162 private homes and 54 affordable homes.

Phase Three is located adjacent to what will become the village centre, which is being delivered separately by landowner Henley Camland and will include a local park, as well as shops and community amenities. Work on Phase Three is expected to begin later this year with completions due from late 2026.

Brendan Evans, managing director of Vistry Group Kent, said: “Securing approval for our Phase Three plans is an important step forward in our continued delivery of new homes at Ashmere. This phase builds on the design principles established through earlier stages, incorporating local character while introducing thoughtful design updates that reflect how people want to live today. With Phase One complete and Phase Two nearing build completion, Phase Three will maintain this momentum at one of Kent’s most exciting new places to live.”

Richard Cook, chief development officer at Clarion Housing Group, added: “We are proud to be working in partnership with Vistry Group to deliver high quality, energy-efficient homes at Ashmere. This next phase continues our shared ambition to create a sustainable and inclusive community at the heart of Ebbsfleet Garden City, offering affordable housing options alongside excellent local amenities.”
