A shopping centre in Worthing town centre, which sold for £1.62m, was one of the star lots at Savills’ July auction.
The Guildbourne Centre (pictured) comprises approximately 20 ground floor retail units together with a six-storey office investment and produces a combined annual income of £740,862.
The auction, which was held over two days, generated more than £41m from the sale of 139 lots. Commercial assets accounted for 28% of the total sales value with a two-storey detached office building located within an established business park in Huntingdon selling for £2.03m. Let to Bank of Ireland and DOVISTA, the property generates a combined annual rental income of £263,560 and attracted strong investor interest.
On the residential front, the standout transaction was the sale of a freehold, detached block of 12 one-bedroom flats in Hampton Wick, which achieved a hammer price of £3.235m – £435,000 above its guide price. The apartment block benefits from planning permission for an additional storey, offering the potential to create two new two-bedroom flats and significantly enhance its long-term investment appeal.
Other residential highlights included a freehold site in Hammersmith extending to approximately 5,147 sq ft, comprising two buildings and offering significant redevelopment potential, which sold for £935,000.

The strongest interest at our latest auction was focused on assets offering clear opportunities to add value, reflected in competitive bidding for lots such as the Hampton Wick apartment block, which sold £435,000 above guide, and the redevelopment site in Hammersmith.
“These results reinforce the depth of demand for well-located residential opportunities where buyers can unlock future value. We also saw significant interest in income-producing commercial investments, highlighting the continued appeal of assets capable of delivering secure returns. Overall, the sale demonstrated the breadth of demand across both residential and commercial sectors, with buyers continuing to act decisively when quality opportunities are brought to market.”
