Oval Real Estate has commenced work on the £5.5m refurbishment of the former St Phillips Point office building in Birmingham city centre.

When complete, the building – which has been renamed ‘Arca’ – will offer 65,000 sq ft of Grade A workspace over 10 floors.

On-site amenities will include a large roof terrace, meeting rooms, cycle storage, shower and changing facilities, secure lockers, and car parking, plus a remodelled double-height reception area.

The first floor will be finished in July, with the completion of all the office space and common parts scheduled for October. Eos Interiors has been awarded the multi-million pound fit-out contract.

Will Parry, head of regional investment at Oval Real Estate, said: “Oval acquired the property in 2022 with a view to repositioning the building in the market. St Phillips Point, whilst occupying a prime location in Birmingham’s central business district, required a complete refurbishment for it to meet the standards expected of today’s discerning office occupier.

“Working with Eos Interiors, in Arca we are creating a building that not only offers high specification office space, but delivers on its health and wellbeing credentials too, which is what occupiers want.”

Peter Leach, director at Eos Interiors, added: “Oval Real Estate shares our passion for creating sustainable and innovative places for people to work in and we are delighted to be working with the team again on this exciting new project.”

Theo Holmes, senior director and head of office agency at CBRE in Birmingham, joint agents on the building with Cushman & Wakefield, said: “There is a dearth of well located, Grade A office space in the city centre, so the addition of 65,000 sq ft will be very much welcomed. Oval has a proven track record of delivering well-designed, high-quality developments and Arca will be no different.”
