Environmental consultancy firm LUC (Land Use Consultants) has taken 2,241 sq ft on the fourth floor of XLB and Pictet Alternative Advisors’ Fourways office scheme in Manchester.
LUC has signed a 10-year lease at a rent of £31/sq ft. Fourways is a converted Grade II listed brick building built in 1906 located on Hilton Street in the Northern Quarter.
The 59,000 sq ft building has a BREEAM in use rating of Very Good and recently underwent a substantial refurbishment of the atrium and communal space.
Daniel Barnes, director in the office agency team at Savills, who acted for XLB and Pictet on the letting, said: “There is generally strong demand for character in the Northern Quarter and it’s no surprise we have completed yet another lease at Fourways. The building in its entirety is nearly fully let, this lease further underpins the demand for such space. With only one suite remaining we look forward to announcing more positive news soon.”
