Tri7 and joint venture partner Fusion Group have submitted a planning application to Haringey Council for a mixed-use scheme in Wood Green, London.

The site on Lordship Lane is currently home to a Mecca Bingo and car park and the joint venture partners propose delivering 623 student beds across four buildings of up to nine storeys.

On site amenities would include private and social study areas, a library and gym, dedicated relaxation spaces and karaoke rooms, as well as a podcast and recording studio.

The scheme would also provide 77 affordable homes – 25 shared ownership apartments, 45 social rent apartments and seven social rent five-bed townhouses.

Tri7 and Fusion Group are targeting BREEAM Outstanding for the Corstorphine & Wright-designed building.

Samuel Castle, partner at Tri7, said: “London offers a student experience like no other, and with a wealth of universities within striking distance, we’ve long aspired to deliver this scheme alongside our joint venture partners at Fusion Group.

“Targeting regeneration opportunities in towns and cities with Russell Group universities, the Lordship Lane site fits neatly into our wider investment strategy as we continue to grow our pipeline of developments. Having created our plans in close consultation with the community and the council, we’re eager to continue working with all partners to deliver this brilliant development for students and very much-needed new affordable homes and public space for local residents.”

André Ferdinand, head of projects at Fusion Group, added: “As one of the most vibrant neighbourhoods in London and with world-class universities on its doorstep, Haringey has an incredible appeal for students. Our plans for Wood Green epitomise the Fusion offer: truly stunning design, an exceptional student experience with state-of-the-art amenities, and a deep focus on the wellbeing of residents. This is Fusion Group’s first truly mixed use development and we are excited to create a vibrant community for local residents, businesses and students, as well as delivering necessary affordable homes for the local area.

“We’ve worked closely with Haringey regeneration and planning officers, the council and local residents to bring these plans forward. We are excited to be a key part of delivering their vision for Wood Green and progressing our plans with our partners at Tri7 in order to bring the Fusion experience to Haringey. This is our second London scheme alongside our work with Related Argent in Brent Cross Town and represents our growing ambitions to address the student housing shortage in London.”
