Pudding Mill Lane has appointed Fabrix to develop the commercial development strategy for approximately 280,000 sq ft of commercial space across two plots at the Queen Elizabeth Olympic Park.

Pudding Mill Lane, which is being delivered by a joint venture between London Legacy Development Corporation (LLDC) and Vistry, will create a new gateway into the park while delivering more than 1,000 new homes and around 330,000 sq ft of commercial space and community infrastructure.

The commercial opportunity comprises two individual development parcels of around 113,000 sq ft and 167,000 sq ft, located adjacent to the UCL East campus.

Fabrix and Cushman & Wakefield will undertake a programme of market research, stakeholder engagement and occupier testing to establish development routes and funding structures for the sites.

Clive Nichol, CEO of Fabrix, said: “Pudding Mill Lane is a rare opportunity to shape one of the most significant remaining pieces of Queen Elizabeth Olympic Park. Stratford has evolved into one of London’s most dynamic locations for innovation, education and culture, and the priority now is to ensure this next phase builds on those strengths in a way that responds to the needs of future occupiers while delivering inclusive growth for local communities.

“Our role is to understand what organisations will need from this location, test market demand and develop a commercial strategy that attracts investment while contributing directly to the creation of a neighbourhood people want to be part of. We bring Fabrix’s investment, development and operational expertise across workspace, mixed use regeneration and placemaking, which allows us to look at the opportunity from multiple perspectives – from what occupiers and investors need, through to what will make the place work over the long term.

“Done well, Pudding Mill Lane will reinforce the park’s evolution as a test bed for innovation and for ideas to scale, and demonstrate how commercial development can be a powerful placemaking tool – helping to shape the identity of a place and supports businesses and communities to thrive.”

Darren Parker, executive director of development at LLDC, added: “This is a significant opportunity to bring forward a new commercial offer within Queen Elizabeth Olympic Park, building on the strength of our rich ecosystem that brings together innovation, business, culture and education to drive forward inclusive growth. Fabrix’s expertise in transforming commercial spaces and creating places that respond to the needs of occupiers will be key as we develop this opportunity and bring our commercial ambitions for Pudding Mill Lane to life.

“We’re looking forward to working with Fabrix to test the market, understand what future occupiers are looking for and shape a proposition that is both commercially compelling and contributes to the long-term success of the park.”
