British Land and GIC secure 250,000 sq ft pre-let at Broadgate scheme

Joint venture partners British Land and GIC have pre-let more than 250,000 sq ft of office space – with options to lease up to an additional 130,000 sq ft – to hedge fund Citadel and global market maker Citadel Securities at Broadgate in the City of London.

The companies have taken the space at Broadgate’s new 750,000 sq ft 2 Finsbury Avenue (2FA) development, which was designed by architects 3XN and sustainability consultants GXN. 

The deal means 2FA, which comprises a 36-storey East Tower and a 21-storey West Tower, is 33% pre-let and 50% pre-let if the option space is taken.

A 12-storey podium will link the towers via a winter garden and incorporate green spaces, leisure and a range of publicly accessible space.

The joint venture partners are targeting BREEAM Outstanding, WELL Platinum, EPC A and a NABERS 5-star ratings for 2FA, which is due to be completed in 2027.
