IJM acquires Grade II listed London property for £72.5m

Malaysian investment firm IJM Corporation Berhad has acquired the long leasehold interest in the Grade II listed 1-5 London Wall Buildings for £72.5m from affiliates of TPG Angelo Gordon.

The property, which has been rebranded as 25 Finsbury Circus, will now undergo a major £150m sustainability-focused refurbishment, reconfiguration and extension, increasing its total footprint by 26% to 378,000 sq ft gross internal area and 251,000 sq ft net lettable area.

Designed by architectural practice Carmody Groarke, the redeveloped scheme will feature flexible floorplates, advanced building systems and premium-grade amenities designed to attract corporate office occupiers, high-end retail and lifestyle-focused businesses. It also includes 48,771 sq ft of highly adaptable Class E accommodation, catering to a diverse mix of tenants.

By retaining and extending the existing structure, the project is expected save 21,668 tonnes of CO₂e, significantly reducing embodied carbon and construction waste.

IJM said it was already in advanced discussions with an anchor tenant at the building, which has been rebranded 25 Finsbury Circus.
