The freehold of Freemasons Inn in Knutsford, Cheshire, has been put on the market with a guide price of £1.795m+.
The 3,454 sq ft inn is situated in a prime position just off the main high street in Knutsford, next to the Market Hall. The Grade II listed property, which was extensively refurbished in 2022, is a former silk mill split over a cellar, ground, first and second floors.
The upper floors are let on a 10-year lease to a six-room boutique hotel called The Silk Rooms, which provides rental revenue of £65,000 per annum.
The rental income from the hotel is supplemented by an additional £45,000 of annual income from the family-run Bar Six on the ground floor, which is due to increase to £47,000 in 2028. There is scope to purchase the hotel business.
Tom Cunningham, UK regional director in the hotel capital markets team at Savills, which has been appointed to market the opportunity, said: “Freemasons Inn is steeped in history and has been lovingly refurbished in the past three years in a way that respects its heritage. Knutsford is regularly named one of the best places to live in the North West, and the property is popular with visitors who want to experience the town.
“With two high-income businesses already on site, it represents an opportunity for an investor to capitalise on Knutsford’s growing reputation as a destination.”
