Tungsten and EPIL acquire Bristol development site

Tungsten Properties and JV partner Euro Property Investments Limited (EPIL) have acquired a 4.6-acre development site at Hayes Way, Patchway South in Filton, Bristol, from Arc Group for £5m.

A planning application has been submitted to South Gloucestershire Council to deliver a 94,000 sq ft, five-unit scheme on the site. Subject to planning, construction is due to commence in Q3 2025 with completion due Q2 2026.

The JV partners are targeting BREEAM Excellent and an EPC A rating for the units, in addition to a biodiversity net gain of 10%.

Ian Dunckley, development director at Tungsten Properties, said: “Our purchase of this strategic Filton site will offer much-needed industrial and logistics mid-box space to Bristol to support SME and larger company growth. Our development and investment will mean that we can bring our mid-box expertise to provide vital space for companies to grow and help to retain high value jobs in the area.”
