Langtree has agreed a forward-funding deal with Indurent for the next phase of its Hollinwood Junction project in Oldham.

The scheme, which is being delivered in partnership with Oldham Council, will comprise 13 high Industrial units ranging from circa 5,000 sq ft to circa 42,000 sq ft, providing a total of 192,000 sq ft of distribution and manufacturing space.

Langtree has appointed Manchester-based Russell WHBHO as main contractor, with work scheduled to commence on site this month and practical completion expected in July 2026.

Josh Downes, executive director – development at Langtree, said: “This is a high quality scheme and we’re pleased to partner with Indurent and Russell WBHO to secure its delivery and provide a timely boost to Oldham’s continued economic growth. It is great to return such a blighted brownfield site to productive use and finally be able to share the completion timeline with the market.  It’s a prime site and we expect demand for the units to be high.”

Arooj Shah, leader of Oldham Council, added: “This is a major vote of confidence in Oldham, not just as an investment destination in its own right, but as a place where high-quality employers can find the workforce they need to compete across the world. I welcome Indurent’s confidence in our borough. It validates our belief in the Hollinwood project and the work of the council and its partner, Langtree, in bringing the project forward. I look forward to hearing of more investment and jobs to come.”

Chris Harper, pre-construction director at Russell WBHO, said: “This contract builds on our extensive industrial portfolio and our experience in delivering high quality industrial developments with strong sustainability credentials. We’ll be implementing materials, construction methods, and operational systems to achieve a BREEAM Excellent rating. The development will deliver meaningful change for Oldham, and we’re pleased to support that by using a local supply chain to help deliver the project. We’re mobilising our team now, so the benefits of this commitment start flowing immediately.”

Oliver Smith, investment director at Indurent, added: “This investment reflects Indurent’s long term confidence in regional logistics and industrial markets. Hollinwood Junction is a strategically located, high-quality scheme with strong fundamentals, and we’re proud to support its delivery. We see significant potential here, not only in the strength of the location, but in its ability to support job creation, attract new businesses, and contribute meaningfully to the area’s regeneration. We’re pleased to be working alongside Langtree, whose deep local knowledge and development expertise make them an ideal partner.”

Fletcher Rae designed the scheme and B8 has been appointed leasing agent.
