Berkeley Estate Asset Management (BEAM) has submitted plans to transform the former BHS store on Oxford Street into a mixed-use destination.
Designed by Kohn Pedersen Fox (KPF), the scheme will comprise Grade A office space, retail space and a cultural and creative hub.
The circa 75,000 sq m (circa 807,000 sq ft) office element of the development will be delivered through a combination of retrofit and new build.
The existing retail and leisure offer will be upgraded to deliver circa 11,500 sq m (circa 124,000 sq ft) of space, catering to world-class brands and flagship stores.
A circa 3,500 sq m (circa 38,000 sq ft) cultural and creative hub will sit at the heart of the scheme offering flexible space to support businesses in the creative, cultural, digital and technology sectors. The hub will feature a new auditorium and flexible event space.
More than half of the existing building being redeveloped at 33 Cavendish Square will be retained by floorspace.

This is a rare example of such a comprehensive approach to adaptive reuse. The application is the result of collaboration across the whole design team – combining detailed analysis and testing with balance, experience, and optimism for a deliverable, better future.”
