Fruition Properties has submitted plans for the development of Delta House at 175-177 Borough High Street in London.
The new £14.1m scheme, which Fruition is delivering in collaboration with MAX architects and Kitt Offices, combines airspace development and deep refurbishment to restore and extend an outdated partially Grade II listed building.
Fruition purchased the 9,916 sq ft five-storey building in May 2025. Prior to acquisition, Delta House suffered from significant underutilisation, with a 65% vacancy rate, outdated facilities, inadequate fire safety provisions, poor accessibility and an EPC F rating.
Fruition intends to deliver a single-storey rooftop extension and rear expansion, alongside a comprehensive internal refurbishment, to increase the total internal area to 15,802 sq ft.
