A trio of industry stalwarts have launched a new commercial real estate agency and consultancy called beem, which will specialise in office leasing across traditional, managed and serviced workspace.

The business is led by Ralph Dorey, former managing director of Industrious UK, together with Oliver Jay, former director at Compton and Nigel Wallnöfer, former partner of Mallam Advisers.

The new agency, which will act for landlords, operators and occupiers, will provide fully integrated agency and consulting services across conventional leasing, managed workspace and serviced office accommodation.

As well as acting as leasing agents, beem will advise landlords on how to set up and launch managed or serviced workspaces, and help them choose and appoint the right operating partner.

Dorey, managing director of beem, said: “Over the last 23 years working across traditional and flexible workspace, I’ve seen the office leasing market evolve into an extremely complicated but really exciting space. We’re now offering fantastic workspaces that business leaders can be proud of and, crucially, their people want to work from.

“We are now at a critical point where we need to make leasing these amazing workspaces accessible and simple for the consumer, whether that’s a traditional lease, managed solution or serviced product. The product differentiation and pricing should be clearly understandable – such as the difference between bed and breakfast and all-inclusive in the hotel world – so that business leaders and their advisors can find and acquire the right product for their business needs. That’s what beem is built to deliver.”

Jay, director, office leasing and development at beem, added: “Too often, the market still talks about ‘traditional’ and ‘flex’ as if they are separate categories, each with their own language and playbook. For customers, it is just office space – and they want straightforward advice on what will work for their business. Beem brings conventional leasing, managed workspace and serviced space together under one approach. We help landlords shape the right offer and take it to market, and we help occupiers find the right solution without the industry specific language.”

Wallnöfer, director, office lease and acquisitions at beem, said: “The market is experiencing a shift in how businesses want to occupy office space. The days of long, complicated leases with multiple layers of obligation are less appealing. What we’re seeing is more and more demand for shorter, less complicated, all-inclusive and serviced options. Beem is set up to help landlords and tenants adapt to this changing landscape and with three experienced and knowledgeable advisers, we believe we’re best placed to guide people through their journey.”
