Savills raised more than £74m from the sale of 266 lots at its three‑day January auction.
The auction achieved a success rate of 71% and according to Savills set a new record for the number of lots sold.
Commercial assets accounted for 21% of the total with the freehold of a supermarket let to Tesco until 2040 in Chatham, Kent, selling for £1.4m, and a former education building in Greenwich, offered with planning permission for residential development, selling for £1,002,000 – more than £150,000 above its original guide price.
The highest value sale was a freehold mixed‑use investment on Edgware Road, London, which achieved £2.3m.
Robin Howeson, head of Savills auction, said: “We have kicked off the year in exceptional style, raising more than £74m following yet another record‑breaking year. Momentum shows no sign of slowing and we expect demand to remain strong throughout the first quarter.
“Sellers are keen to dispose of assets before the end of the financial year, while buyers continue to seek out opportunities offering strong value. Both residential and commercial assets within the capital attracted the most significant interest, as buyers continue to capitalise on wider market discounts and more modest price growth.”
