Citrus Group sells Durham drive-thru scheme

Citrus Group has sold the freehold of Drive-Thrus @ Integra 61 to a private investor client of Atacama Asset Management. 

The prime freehold reversionary drive-thru asset, which was marketed with a guide price of £3.67m, is located at Junction 61 of the A1(M) in Durham.

The scheme comprises 3,710 sq ft of ground floor accommodation, including two standalone drive-thru units currently occupied by Costa and Greggs, plus 19 EV charging spaces let to Tesla. 

The scheme, which is part of the much larger Integra 61 mixed-use development, has an average unexpired lease term of 16 years and generates a total net passing rent of £224,933 per annum.

George Trimmer, associate director in the investment team at Savills, which advised Citrus Group on the sale, said: “The completion of this transaction demonstrates the continued resilience and investor appetite for long-income roadside assets. With strong covenants from Costa, Greggs and Tesla, coupled with its strategic location within a major mixed-use scheme, this asset offers a compelling blend of secure income and future growth potential – hallmarks of a sector that remains a key focus for institutional and private capital alike.”
