National Grid has launched the sale of the final phase of development land at the former Romford Gas Works site.
The Crow Lane site, which extends to approximately 4.6 acres, is part let to Cadent until September 2026 and produces rental income of £199,000 per annum plus VAT. The opportunity is being brought to market for industrial and open storage uses.
The first phase of the site was sold to Hollybrook in 2019, which subsequently delivered 82 new homes. The second phase was disposed of via a joint venture to St William in 2022. This third and final phase completes the redevelopment of the wider Romford Gas Works site.
Adrian Cross, real estate development manager at National Grid, said: “The launch of the final phase at Crow Lane marks the culmination of a long-term programme to repurpose surplus land and maximise value from our estate. Working with BNP Paribas Real Estate, we have successfully progressed each phase of the Romford Gas Works redevelopment, and this final opportunity provides a strong platform for continued investment and regeneration while delivering a positive outcome for the business.”
Julian Gaynor, head of development consultancy and agency at BNP Paribas Real Estate, which has been appointed to market the site, added: “This final phase at Crow Lane represents a rare opportunity to acquire a well-located site with both immediate income and longer-term development potential. Having advised on the Romford Gas Works site for more than a decade, we are proud to bring the final phase to market on behalf of National Grid. The opportunity reflects the increasing demand for industrial and open storage uses in established urban locations, and our ability to unlock value from complex, long-term assets through strategic development advice.”
