Savills raises £64m+ at latest auction

Savills raised more than £64m at a two-day auction held earlier this week.

The sale achieved a 73% success rate and included 12 lots of more than £1m, with commercial assets accounting for just shy of £23m.

The top lot was a freehold six‑storey office building in Southwark, London, which achieved a hammer price of £4,025,000. The 18,887 sq ft property offers significant conversion and redevelopment potential, subject to the necessary consents, and as a result it generated competitive bidding from a wide pool of buyers.

In Woking, a freehold office redevelopment opportunity with planning for a 25-storey mixed-use tower, attracted significant interest and competing bids before selling for £2.37m.

On the residential front, a traditional brick-built, three-storey, seven-bedroom house in Tooting sold for £1.53m (pictured), and in Stoke Newington, a terraced property arranged as three one-bedroom self-contained flats, sold for £1.121m – more than £370,000 over its original guide price.

Jeremy Lamb, a director within Savills Auction, said: “Our recent two‑day auction showcased the depth of demand we’re continuing to see across the market. Family homes in prime London neighbourhoods saw notable bidding from committed end‑users, while investors were quick to compete for residential opportunities offering strong asset management potential. On the commercial side, development‑led assets and mixed‑use lots with dual income streams again proved highly sought after, generating confident, competitive bidding.

“As we move towards the end of the financial year, we expect this momentum to build further. Our online live‑stream format and diverse catalogues continue to resonate with buyers and the approaching year‑end traditionally brings a fresh wave of stock from sellers keen to complete transactions before the deadline.”
