Mount Anvil has secured planning consent for 274 homes at Lots Road South in Chelsea.
Designed by PRP Architects, the development will include 65 social rent extra care homes and 53 social rent general needs homes, alongside 156 private homes.
Mount Anvil will be responsible for the construction, funding and sale of all homes and buildings on the brownfield site and the Royal Borough of Kensington and Chelsea (RBKC) intends to purchase the affordable homes, in addition to entering into long lease arrangements for 2,015 sq m of flexible workspace that will be delivered on the site.
The development will also feature new public realm and 2,577 sq m of open space including a green community square and a promenade along the creek.
Emma Will, lead member for property at Royal Borough of Kensington and Chelsea, said: “This is a key moment for the scheme and for our wider plans to transform this part of the riverside together with our residents while respecting Chelsea’s character. The development will deliver 274 new homes, including the borough’s first purpose-built extra care scheme, helping residents live independently in their own flats with on-site support.
“It will also create a new community square, community centre, Creekside promenade, landscaped gardens and affordable workspace. It sits within our broader vision for the area. We are progressing plans for a new amazing space on the riverside at Cremorne Wharf, improvements to the Thames Path between Cremorne Wharf and Cremorne Gardens, and a replacement jetty to help open up this part of the river for the first time in many years.”
