British Land has confirmed the letting of 158,000 sq ft of office space to AI company Anthropic at its One Triton Square scheme near Euston train station in London.
The company will join other global pharmaceutical, robotics, AI and technology companies at the Regent’s Place campus.
Since its launch in October last year, the building, which is jointly owned with Royal London Asset Management and provides more than 300,000 sq ft of sustainable, purpose-built space, including fitted laboratories, Storey flexible workspace, premium offices and shared meeting and event facilities, is 78% let with a further 16% under offer. The letting to Anthropic is the sixth deal British Land has completed with the AI business.
In an unaudited trading update for the financial year ended 31 March 2026, British Land said it had completed circa 1.7m sq ft of lettings at its campuses in the reporting period, 6.3% ahead of ERV and 20% ahead of previous passing rent, with a further 295,000 sq ft currently under offer, 17% ahead of ERV.
Simon Carter, chief executive of British Land, said: “In campuses, we are seeing accelerating demand from a new wave of AI and innovation-led occupiers, driving strong rental growth in what remains a supply constrained market.”
