Derwent London has put an aparthotel development site in Brixton up for sale for £30m.
Blue Star House is an 11-storey office building located on a 0.7-acre island site near Brixton underground station. The site has planning consent for a comprehensive conversion and extension to create a C1 aparthotel scheme featuring 341 studios.
The development will also include a curated mix of amenities including co-working space, gym facilities, a café/bar and communal areas.
Blue Star House currently has a number of office tenants with leases expiring by 2027, providing a short-term income stream, while development plans are finalised.
Lucy Keeling, associate director in Colliers’ living team, which has been appointed to market the opportunity, said: “Blue Star House represents a standout opportunity to deliver a best-in-class C1 aparthotel scheme in one of London’s most dynamic and supply-constrained markets. The scale of the consented scheme, combined with Brixton’s exceptional connectivity to central London, with journey times of under 20 minutes, and the nearby leisure opportunities, positions this as a flagship asset capable of setting a new benchmark for an unrestricted C1 aparthotel scheme in zone two.”
