A residential development site in the Derby Riverside area has been put up for sale.

The 0.72-acre site on Phoenix Street was formerly occupied by the Phoenix Iron Foundry, which was demolished in the 1990s. The site has been cleared for redevelopment and is occupied under a short-term agreement with the local authority, providing immediate income for a purchaser.

It currently has planning permission for a 202-unit residential scheme, comprising 117 one-bedroom apartments and 85 two-bedroom apartments spread across three tower blocks of seven, nine and 17 storeys.

Watling Real Estate is seeking proposals from developers and investors for the opportunity, which is one of three sites under the ownership of Birmingham-based developer Godwin Group. Watling has been mandated to sell the sites after elements of the wider Godwin Group went into administration in 2025.

Alex Sweetman, director of Watling Real Estate, said: “The location is excellent, within a five-minute walk into the city centre. The 0.72-acre site forms part of the promoted Derby Riverside area where a masterplan is currently being developed adjacent to the River Derwent with proposed new public realm. We’re currently inviting interest on all basis and will consider both unconditional and conditional proposals, should parties wish to vary the existing planning consent.”
