Stoford and Midland Land Portfolio Limited (MLPL), a subsidiary of Severn Trent, have formed a partnership to deliver a 660,000 sq ft manufacturing scheme at i54 in Wolverhampton.

Stoford has signed a development agreement with MLPL for the proposed delivery of up to four build-to-suit units on a 39-acre allocated employment site off Junction 2 of the M54, which will be known as Stoford Park i54.

Units will range in size from 50,000 sq ft to 500,000+ sq ft and will be aimed at occupiers seeking modern manufacturing facilities on a pre-let or pre-sale basis.

The units will be fitted with low energy features including PV panels, LED lighting, EV charging and rainwater harvesting and Stoford is targeting BREEAM Excellent and EPC A ratings for the scheme.

The joint venture partners intend to submit an outline planning application in November 2026 with work expected to start on site in Q1 2028.

Gerard Ludlow, director at Stoford, said: “Stoford Park i54 provides an opportunity to deliver high quality manufacturing space in a location that has already established itself as a destination for advanced manufacturing and engineering businesses. Our partnership with MLPL is enabling us to bring forward a flexible scheme that can respond to occupier requirements and deliver buildings quickly once planning is secured.”

Stewart Kellie, senior property development manager at MLPL, added: “We’re pleased to be working with Stoford to bring this site forward. There is a real opportunity to create new jobs and attract investment to the area, while making good use of land that has been allocated for employment. We’re looking forward to working together to take the plans through to the next stage.”

The joint letting agents for the development are Harris Lamb, JLL and Savills.
